
Low density
The design of the site layout incorporates substantial areas of mature woodland and aims to balance the proposed development with existing biodiversity and landscape character. Development of the site is concentrated into three areas of the site separated by wide areas of public open space populated with existing mature trees. Density has been varied across the development to create differing character areas with looser development along the woodland fringes.
Public green spaces
The site incorporates an extensive amount of open space, including formal open spaces to the centre of the residential areas and with wilder expanses of mature woodland and heathland surrounding the entire development site and forming a community woodland. Pockets of open space have been created through the proposed layout to provide setting to both mature trees and back drops and outlooks to the proposed dwellings
Range of house types
A good mix of house types and sizes are incorporated into the design, to encourage a diverse community. There are a range of house sizes from 1 bed apartments, up to 5 bedroom family houses. 67% of the houses will be sold on the open market, and 33% will be available as affordable housing supplied in partnership with a Housing Association.
Character
The scheme will consist of distinct character areas across the site. These will be created through the use of varied housetypes, families of elevation materials, boundary treatments and landscaping, to create spaces of differing aesthetic and ambiance.
Connections to surrounding area
A very important consideration in developing the site layout is to make sure it integrates well with the existing surrounding residential areas and circulation routes. Footpath and cycle links are proposed to connect to Plumstead Road East and to the community woodland which surround the site, and the design seeks to create a welcoming environment to encourage visitors, joggers and dog walkers who live in the surrounding area to make use of the newly accessible community woodland.
New circular walks
A perimeter walking, jogging & cycling route is created around the outskirts of the development site weaving through the community woodland and linking back into the more formal open spaces, for use by new residents and existing residents of the surrounding area.
