High Quality Design and Density

The development has been carefully and sympathetically designed to respect the woodland setting and create a landscape-led scheme that is sensitive to the character of the area. Hill propose to deliver less dwellings than the 300 dwellings consented at the outline application stage. A lower density scheme will be delivered as a result.

Community Woodland Park and Open Space

The community woodland and public open spaces will be sensitively landscaped with sustainable drainage, creating a more biodiverse and ecologically valuable habitat mix across the site. The proposed development will ensure the delivery of the community woodland, which in turn provides management/protection and the long-term well-being of the natural elements of ecology and biodiversity.

Affordable Housing

33% of the dwellings will be affordable homes.

Affordable housing will comprise 85% socially-rented and 15% shared ownership tenure.

Environmental

The scheme will be designed with sustainability in mind and a number of renewable technologies will be considered as part of the scheme, such as Air Source Heat Pumps and Photovoltaic Panels (PV). This will ensure the development is equipped with the necessary features for reducing carbon emissions, in accordance with the Council’s policy.

Housing Mix

The housing mix will comprise of 1, 2, 3, 4 and 5 bedroom high-quality dwellings, providing a broad range of new homes.

Connectivity

A permeable street layout is proposed which will encourage new and existing residents to walk and cycle within and beyond the residential part of the site, into the community woodland. This development ensures connectivity to the existing footpath and green infrastructure network in the vicinity of the site. The development also incorporates two toucan crossings, bus stops and a shared cycle/footway along Plumstead Road East.

Contribution

The scheme delivers community contributions through the S106 Agreement including a financial contribution towards off-site open space, to help establish healthy communities.
